COOKFOX Architects, in collaboration with SLCE, brings a distinctive design to 80 Clarkson Street, blending historical context with modern luxury. The towers will be adorned with limestone façades framing recessed floor-to-ceiling windows, while the cubic, stepped designs will feature landscaped terraces that add a touch of nature to each unit’s private space. Thierry Despont designed the interiors.

  • The motor courtyard features a grand sculpture fountain, enhancing the building’s welcoming atmosphere. Surrounding the courtyard are double-height walls adorned with metal paneling that mimics the tree motif, and a sloped glass canopy accentuates the building’s entryway.

Amenities at 80 Clarkson Street

The towers feature a porte-cochère entrance, providing a grand welcome to residents and guests. The Historical Context: The Former St. John’s Terminal

The site of 80 Clarkson Street holds historical significance. Located on the northern portion of the former St. John’s Terminal Building, this area was once the terminus for the High Line Rail Road. Originally built in 1934, St. John’s Terminal spanned nearly four city blocks and stretched 850 feet along the Hudson River. In 2016, Atlas Capital Group led a complex rezoning initiative, which significantly increased the site’s density, paving the way for this expansive new development.

After negotiating early lease terminations with the building’s office tenants, Atlas and its partners sold the southern portion of the site to Google, which has since transformed it into a 1.3 million-square-foot headquarters. This strategic move preserved the historic importance of the area while creating space for an innovative new chapter in the neighborhood’s evolution.

The Financial Scope: Investments and Projections

With the combined efforts of Zeckendorf Development, Atlas Capital Group, and The Baupost Group, 80 Clarkson represents a massive investment in Manhattan’s West Village. The developers acquired the property for $340 million in early 2022 and quickly secured an additional $322 million in financing from Blackstone to kickstart construction. In recent developments, a $965 million construction loan was secured from Cale Street Partners and Farallon Capital Management, facilitated by Newmark.

The project is expected to yield a $1 billion sellout for the condominium units, with pricing estimated at around $5,000 per square foot. The sales team, led by Dan Tubb and Amy Williamson, is targeting a high-end market with buyers seeking exclusivity, luxury, and prime location.

570 Washington Street: Affordable Senior Housing

Adjacent to 80 Clarkson is 570 Washington Street, a mid-rise building that will integrate with the larger development. Standing at 29 stories, 570 Washington will offer 169 affordable senior apartments in studio and one-bedroom configurations. This component of the development ensures a diverse, multi-generational community, providing much-needed affordable housing in one of Manhattan’s most desirable neighborhoods. The building will also offer 3,300 square feet of ground-floor retail space.
